Inspection Services

Here are our commercial inspection services. We provide complete commercial property inspection services according to the International Standards of Practice for Inspecting Commercial Properties and the Code of Ethics. 

Mold Inspection:

$350+ depending on sq footage

Unchecked mold indoors can damage the structure of a home, cause wood rot, and ruin drywall. Most importantly, mold can cause health problems. A professional mold test starts with a thorough inspection of your property. I will investigate any signs of past or present water intrusion, which can promote mold growth, and I’ll take samples of any suspected mold for laboratory analysis.

Infrared Inspection:

$150 if purchased separately

I use a state-of-the-art infrared camera to find problems that aren’t always apparent to the naked eye. An IR camera translates the heat signatures of objects into colors on a gradient scale, with higher temperatures appearing as lighter colors, and lower temperatures and wet areas appearing as darker colors. By evaluating these images, I can detect sources of energy loss, locate areas of moisture intrusion, pinpoint dangerous hot spots in the electrical system, and uncover other problems, such as wood-destroying pest and rodent infestations, as well as flue leaks in the chimney, which can lead to carbon monoxide poisoning. 

Water Quality Inspection

Let me test your potable water supply, especially if your property has a private well, cistern or septic system. I will check it for coliform and other harmful bacteria, which can endanger your family’s health.

Move In Inspection:

Standard pricing

Are you selling your home? Let me inspect it before you even list it. A Move-In Certified® Seller’s Inspection alerts you to any defects or problems with your home so that you can address them before prospective buyers discover them. You can then take the time you need to obtain reasonable repair estimates. Avoid 11th-hour negotiations and delays, and justify your full asking price by having your home for sale inspected now.

Roof Inspection:

$500+ depending on sq footage

Do you need just a roof inspection performed for insurance or other purposes? I will perform a standalone Roof Inspection & Certification and evaluate your roof from the eaves, as well as walk it (when it is safe to do so) to assess its overall condition, including the presence and status of flashing, chimneys, vents, skylights, and other penetrations.

Healthy Home Inspection

$475

Scientific evidence demonstrates a solid relationship between housing conditions and human health. Studies on the economic burden of specific defects in homes show costs rising into the billions of dollars annually. Defects in the home contribute to both poor health and the economic burdens on society at large.

Moisture Inspection:

Service included

Moisture meters can help to detect and quantify the amount of moisture is actually in a building material. I may use a moisture meter to check areas around plumbing pipes, air conditioning units, bathroom toilets and showers, and at wooden components near or in contact with the ground surface. Appliances may cause water leaks or cause condensation problems may result in elevated levels of moisture. A professional inspector with a moisture meter is equipped to find the source of moisture and water problems in a house. Once discovered, all moisture intrusion problems must be immediately corrected before mold growth develops.

New Construction Inspection:

Are you building a new home? I’ll come out during different phases of the construction process to make sure your project is being executed according to your specs. I can verify that scheduled work has been completed before you make a payment to your contractor. I’ll also come out prior to project completion to help you and your general contractor devise a punch list of remaining items. This is not a code-compliance inspection for your contractor, but a New Construction Inspection for you.

Repair Verification / Follow-Up Inspection:

Have you had remodeling or repair work done by a contractor to address a deficiency, or to adapt or modernize some structure or system of your home? I will inspect it to make sure that the materials, installation and workmanship meet quality standards and your specifications. This is not a code-compliance inspection, but an inspection to check that the work was completed properly.

Monster Free Inspection:

Moving to a new home can be stressful for children, too. That’s why I offer a Monster-Free Inspection and Certificate. Your child can accompany me while I inspect under their bed, under the stairs, in the closet, and anywhere else they want so I can assure them that there aren’t any monsters. Mold Inspection

A mold inspection is a full visual,comprehensive, walkthrough  inspection of the property to look for any “red Flags”, ie. water stains, discoloration, odors, paint peeling,etc., to determine if elevated mold levels exist. Mold inspections usually involve collecting various samples to send to a laboratory for analysis. Mold inspections are necessary because some molds and other contaminants, at certain levels can be harmful to your health. Our mold inspection starts with you, our client, by gathering important information to better help us understand the current issues.

Sampling Methods

Each method has its pros and cons.

Air samples- Calibrated air pumps utilize a specific air cartridge medium, such as a “mold spore trap”, to collect/identify/quantify airborne particulates such as mold.

 

Swab/Tape lift- Sterile swab or tape is used to physically “swab” the surface of the potential visible suspected growth to identify what it is.

 

Dust/bulk collection- Dust or water is collected from HVAC/air systems, carpets, flooring, vacuums on top of shelving, etc to send off to the lab analysis. Dust collection is often used for several different tests.

Environmental Mold and Mycotoxin Assessment (EMMA) 

The EMMA test uses sensitive molecular detection technology to look for the presence of 10 of the most toxigenic molds. It determines their presence and determines their relative abundance. EMMA also tests directly for 16 of the most poisonous Mycotoxins using its patented Mycotoxin detection test. Dust is typically collected from AC or air filters or swabs of contaminated areas. ERMI EPA 36 & HERTSMI

According to the EPA, ERMI (Environmental Relative Moldiness Index) “is a research tool developed by EPA scientists for estimating mold contamination.”  The methodology is based on using mold-specific quantitative polymerase chain reaction (MSQPCR) to quantify 36 molds and calculate an index number for comparison with a database of reference homes. HERTSMI- HERTSMI-2 is a mold test that analyzes the dust sample provided for 5 molds. These molds are known as the "Big 5": Aspergillus Penicilloides, Aspergillus Versicolor, Chaetomium Globosum, Stachybotrys Chartarum, Wallemia Sebi.

 

We provide ERMI & HERTSMI testing upon request, however, we prefer to use other methods of testing first before using ERMI or HERTSMI-2

Healthy Homes/IAQ Package

We provide an extensive package that includes additional testing methods to help determine if your home indoor air quality (IAQ) environment is potentially unhealthy:

  • mVOC- mVOCs/VOCs are various volatile organic compounds, either of chemical or biological origin, consisting of hazardous gases. Exposure to MVOC’s has been blamed for headaches, cancers, dizziness, fatigue, and nausea.

  • Bacteria/Endotoxin(”gram-negative") bacteria  E. coli, Listeria (Presence/Absence),MRSA, Legionella, Salmonella, Staph

  • Pollen Identification and Enumeration - 17 different pollen's ie, Cedar - Juniperis (Cupressaceae), Ragweed - Ambrosia (Asteraceae), etc 

  • Indoor Allergens- Dust mites, Cat, Dog, Cockroach, Dust Mites, Mouse, Fiberglass, etc

  • Water testing and analysis
